Executive Director of Retirement Living – Ann Arbor, MI

    Fourmidable is seeking a full time Executive Director of Retirement Living. Under limited supervision  the Executive Director of Retirement Living is responsible for overseeing the daily management of the community, business office and day-to-day operations; including managing and maintaining the community, addressing resident concerns, and developing and supervising staff members. Also includes ensuring adherence to all Fair Housing, EEO laws and regulations and FOURMIDABLE policies and procedures.

    ESSENTIAL JOB FUNCTIONS

    • Develop and oversee resident activities, programs and services in order to establish and maintain the highest level of resident satisfaction and retention, and promote the health and wellness of senior residents
    • Develop and attain goals for achieving 95% or higher occupancy
    • Manages the property by overseeing that daily service requests and preventative maintenance are being conducted on a timely and satisfactory basis and to discuss with the Maintenance Supervisor and Regional Property Supervisor the best services at the most cost effective prices
    • Conducts building and apartment inspections to maintain and improve the standards and conditions of the community
    • Meets weekly with Maintenance Supervisor and Housekeeping Supervisor to set goals and priorities to ensure maximum productivity and that work performed is in the overall best interest of the community and its residents
    • Ensures that the waiting list and income targeting policies and procedures are strictly adhered to and the waiting list is updated twice annually (if required)
    • Obtain appointments with prospective family members and residents who are interested in the lifestyle that Brookhaven Manor offers. Use all available tools to market the community and respond to inquiries, this includes phone, internet etc.
    • Present the apartment community and apartments to prospective residents, with and without appointments, to secure a commitment to lease
    • Walk vacant apartment homes daily to insure they meet quality control standards and follow up with maintenance on concerns of deficiencies
    • Record client information, appointment dates and time on Welcome Cards/Application. Maintain Welcome Card/Application files.
    • Maintain follow-up communication with prospective residents. Complete “Thank You” notes on a daily basis to all visiting prospective residents. Place follow-up telephone calls for the purpose of securing a future appointment to lease. Maintain communication, via the telephone, with all prospective residents until they either return to lease, or until the prospective resident secures an apartment elsewhere.
    • Hires, trains and motivates staff as required to ensure individual effectiveness and successful utilization of skills and knowledge to maximize employee productivity, communication and personal development
    • Ensures that all staff members are adequately trained in providing customer service as well as performing duties in their job description. Ensure team members obtain company required certifications or licenses
    • Ensures proper staffing levels are maintained and make recommendations for changes
    • Conducts regular performance reviews and evaluations, ensuring performance reviews are conducted on a timely basis for all staff members
    • Knowledgeable of and comply with FOURMIDABLE, Federal, State and Local regulations, including EEO and Fair Housing, regarding multi-unit housing and to prepare all required forms in an accurate and timely manner
    • Responsible for ensuring that all Policy and Procedure Manuals are maintained and updated on a regular and consistent basis
    • Assists Regional Property Supervisor with budget preparation by providing necessary information and daily monitoring of budgets and monthly financial reports
    • Acts as a representative of FOURMIDABLE with staff, suppliers, contractors, residents, clients, and the community to ensure achievement of long and short term goals
    • Able to accurately calculate rents, pro rate leases, qualify potential residents, perform rental postings and accounts receivable information, ensuring a delinquency rate of 2% or less of gross rent potential, and a bad debt rate of 1% or less of gross rent potential
    • Performs other duties effectively, as assigned or appropriate, to improve productivity, company/owner profit and resident services
    • Must have complete, current product knowledge of their apartment community and primary competitor communities, including rental rates, apartment type/style breakdown, apartment size, community amenities, location, resident selection criteria, management services and management/ownership, competitive deposit and lease term information.

    Gather and maintain pertinent marketing information such as:

    • Monthly competitive market surveys
    • Daily Traffic analysis
    • Statistics for completion of the Weekly Marketing Report
    • Quarterly Marketing Plan

    Generate marketing ideas and develop creative outreach strategies to achieve maximum occupancy in the retirement living arena

    Responsible for ensuring the preparation of the monthly resident newsletter

Lead Leasing Consultant – Detroit, MI

    FOURMIDABLE is seeking a full-time Lead Leasing Consultant for a premier market rate apartment community, located in downtown Detroit.  In this position, you will be responsible for the leasing and sales of apartment homes, assisting residents with concerns or questions, and entering applicant and resident information into the Company’s computer system.
    Qualifications:

    • Skilled in leasing and sales, with the ability to close and secure a lease
    • Must possess excellent verbal and written communication skills, including occasional stress related conversations
    • Ability to outreach to prospective clients, via the web and/or telephone and set appointments
    • Detail oriented with good follow up skills
    • Strong computer software skills, Microsoft Office and AMSI preferred
    • Knowledgeable of Federal, State and Local Fair Housing Laws
    • Must be able to work Saturdays from 10:00 a.m. to 5:00 p.m.

Occupancy Specialist – Detroit, MI

    Woodbridge Senior Village located in Detroit, MI is seeking a Full Time Occupancy Specialist. The Occupancy Specialist is responsible for maintaining Resident occupancy, preferably achieving and maintaining 100% occupancy, and maintaining resident files in compliance with HUD guidelines.

    ESSENTIAL JOB FUNCTIONS

    • Assists the Public Housing Manager in all applicable areas and adheres to all policies and procedures of FOURMIDABLE.
    • Contact and respond to prospective residents and conduct necessary follow up through phone contact and mailings.
    • Record service request, track, log, follow-up with residents, and file.
    • Prepares, schedules and completes required annual/interim re-certifications for residents.
    • Responsible for ordering background checks and verifying all sources of income for new applicants and current residents and expenses in compliance with HUD guidelines.
    • Required to complete reports such as the Weekly Marketing Report, Demographic Surveys, Competition Summaries, as well as assisting with various other reports.
    • Conducts outreach to attract perspective residents to lease available apartments or increase the waiting list.
    • Maintains resident files.
    • Prepares and conducts transfers, move-ins, and move-outs.
    • Maintains the availability lists.
    • Assists with duties of the Public Housing Manager when away from work.

    This position will have you prepping apartments for move-in, completing service requests, and maintaining curb appeal. As Maintenance Supervisor you will work directly with the Residential Manager and Contractors. Contractor experience preferred.

    Applicants must be mechanically inclined, able to climb a ladder, EPA certified, self motivated, dependable, and able to lift 50 lbs. Must be able to work overtime/on call and be available in the winter for snow removal.
