Certified Public Accountants (CPA) are retained by FOURMIDABLE to provide financial expertise and support. By effectively managing financial operations, our Client's strategic goals and objectives are achieved. Annual budgets and operating costs are reviewed for financial integrity. On a monthly basis, operating reports are generated to provide the Client with detailed financial information for review.
FOURMIDABLE's human resources department recruits and hires the most qualified candidates at the corporate office and our communities. Human resources is also responsible for employee relations, including assisting in corrective actions and separation of employment wherever necessary. Human resources conducts annual competitive wage and benefit analysis to ensure the recruitment and retention of talented people. Risk and Crisis Management
It is the role of FOURMIDABLE's Risk Management Department to ensure that the clients' property is insured as directed by the Client, and at appropriate levels recommended by our Risk Management professionals. FOURMIDABLE's risk management program provides for sizeable discounts on group and individual policy insurance rates, combined with an effective program to reduce potential litigation.
FOURMIDABLE's marketing department has established a framework from which we plan, measure, design, brand and market residential developments. Our marketing approach is structured, yet flexible, to allow responsiveness to ever changing market conditions. Our team excels in the lease up of new construction, takeover and rehabilitation utilizing marketing across a variety of media platforms.
Federal Procurement Guidelines and Cost Effective Purchasing
FOURMIDABLE's procurement department oversees the bidding of capital expenditures and, based on volume, obtains favorable price for our managed communities. FOURMIDABLE complies with all HUD, Agency, ACOP, Davis-Bacon and Section-3 guidelines. Communities that have CFP and LOCCS will follow the specific HUD guidelines with respect to procurement and use of funds.
FOURMIDABLE provides professional computer support to our communities in design, development, purchasing, implementation and maintenance of hardware and software, and by training and supporting employees with their applications. In addition to advertising, our communities are on several websites, FOURMIDABLE's website will provide your community with additional marketing visibility. FOURMIDABLE utilizes nationally recognized web-based accounting, marketing and property management software.
FOURMIDABLE employs a Director of Compliance and Fair Housing Officer whose primary responsibilities are to monitor and ensure compliance with HUD regulations for the entire FOURMIDABLE portfolio. This includes training community staff, performing internal file audits at each community, reviewing and updating policy based on changes to HUD guidelines, and coordinating all reporting requirements to various agencies, i.e., HUD, MSHDA, MMAM, EPS and Housing Commissions.
